  1. Period of Hire. Letting starts at 4pm on the day of arrival and ends at 10am on the day of departure. Lets are on a weekly basis (Saturday to Saturday) and the maximum period of let is 3 weeks. The house is let for holiday purposes only and only to the person(s) named on the online booking form. Short term lets may be possible subject to availability.
  2. Booking & Payment. A firm booking is accepted following confirmation of availability, receipt of a completed online booking form and payment of a deposit of £100 for each rental week. The balance of the hire charge is payable 4 weeks before the commencement of the letting period. If the balance is not received by this date then the Owner is entitled to re-let for the period and the deposit will be forfeited by the Client. For bookings made less than 4 weeks in advance, full payment is required at the time of booking. Acceptable methods of payment are cheques drawn on a UK bank account; direct transfer to UK bank account, details by request; cash or GBP travellers cheques.
    Once the booking is made, the Client is responsible for the full hire charge.
  3. Cancellations. Should a cancellation be made by the Client, the Owner will seek to re-let the property for the period of hire. If successful in doing so a full refund will be made. If not, the deposit will be forfeited by the Client. If cancellation occurs less than 4 weeks prior to hire and the Owner is unable to re-let for the period, then the entire hire fee will be forfeited by the Client.
  4. Availability. If the house cannot be made available for the period booked due to damage or other events beyond the Owner’s control and the Owner is forced to cancel the booking, the whole of the hire charge will be refunded and the Client will have no further claim against the Owner. Clients are strongly recommended to take out a holiday cancellation insurance policy.

  6. Services. Use of electricity, heating oil, bed linen and towels are all included in the weekly tariffs. Use of wi-fi broadband is subject to availability and reasonable usage.
  7. Number of Persons using the house. The number of persons occupying the house should not exceed four (unless by prior arrangement with the Owner). Subletting is strictly prohibited.
  8. Complaints & Problems. Should there be any problem or cause for complaint during or after a period of letting, please contact the Owner as soon as possible and we will attempt to fix the problem.
  9. Breakage or Damage. For the benefit of the next clients staying in the house, please advise the Owner of any breakage or damage that occurs during your stay. The proper and reasonable cost of any damage within the property during the let will be charged to and paid by the Client. This cost will cover the price of replacement of like for like items and/or the repair of any damage to any individual items and/or of the fabric/structure of the house.
  10. Care of Property. The Client must take reasonable and proper care of the house, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as at the beginning. If using the open fire in the lounge, for your own safety the Client must use the fireguard provided.
  11. Pets. Unfortunately, we do not allow dogs or any other pets in the house.
  12. Smoking. Regrettably, smoking is not permitted within the house.
  13. Liability. The Owner accepts no liability to the Client or a member of the Client’s party for any death, personal injury, damage or loss of personal property including motor vehicles arising in respect of the use of the house or otherwise.
  14. Right of Entry. The Owner reserves the right of entry to the property at all reasonable times for the purposes of inspection or to carry out necessary repairs or maintenance.
  15. Injury Loss or Damage. The use of the house and its equipment is entirely at the own risk of the Client and members of the Client’s party and no responsibility is accepted by the Owner for death or personal injury to the Client or a member of his or her party, nor for personal injury, damage or loss of personal property, including motor vehicles.
  16. Contract. The contract of hire is between the person(s) making the booking (‘Client’) and David Horsburgh, the owner of the house (‘Owner’). By completing the online booking form and submitting this to the Owner, the Client is deemed to have accepted and shall be obliged to comply with the foregoing terms and conditions.
